The pictures don't do it justice! This home is spectacular and we want to come back next winter! The pool and views make this property. We also found the kitchen and bedrooms and baths to be all well appointed and very clean. The property manager and daily maid were above and beyond wonderful. Our only note for future renters is think about renting a 4 wheel drive car because the driveway is steep and our initial rear drive car skidded getting into the gate/parking but was fine after we swapped it out for a 4-wheel drive Jeep.

Our experience at the villa was overwhelmingly positive but there are one or two things worth knowing in advance.
On the positive front the villa has everything you might want. The views are stunning and never get old. The pool is a generous size and has equally amazing views. The villa is spacious, well equipped and clean. Kitchen really well appointed, WIR lovely, sofas and dining table etc.. all in great shape and spacious. Overall we wouldn’t hesitate to stay again and to recommend it to anyone who wants to be a bit shielded from the often crazy nature of the island.
There are however a couple of things any renter should be aware of.
(I) the villa is on the other side of the island so it is quiet. You’ll need a car and, apart from one resort, there’s nothing in walking distance. This was fine for us and the distances on the island are short. Everything is 15 mins away maximum.
(II) the location can be quite windy and wild. Again didn’t bother us for our stay in June but there was significant wind which we didn’t experience in Gustavia or St Jean
(III) you need to watch the maid carefully with your clothing. She is lovely but ruined a few of our pieces of clothing by taking them and washing them at high heat making them shrink. She is also not great with security, leaving the villa unlocked on multiple occasions when she departed
(IV) finally, and I’m sure not all the owners fault but visitors need to be aware the internet on the island but particularly in the villa is very unreliable. Whilst we weren’t there for work I did try to join a couple of zoom meetings but was unable to hold a reliable connection. Signal drops frequently making watching streaming video difficult.
Overall however these are minor points in what was a really positive experience with the property. Published Aug 2, 2022

We enjoyed out week long stay at Villa Roc e Mar. The property is beautiful and better than the photos. The negative edge pool blends into the surrounding Anse de Toiny. Everything is well kept, and our host Francois was helpful with everything we needed.
The villa is in Toiny which is on the southeast area of the island. Each morning you will see the surfers waiting to catch a ride.
Everything in the house is comfortable, the kitchen is nicely appointed to cook any meal. Its about a 15 /20 minute drive to Gustavia. A car is mandatory!
Both the owner and host made the visit easy with excellent communication. A housekeeper worked daily and the place was immaculate.

Fantastic house for a relaxing family vacation. Very private with open vistas of the sea. House was spotless, modern, equipped and comfortable. Spent lots of time in place by the pool and also took advantage of the island beaches and restaurants. Communication with the owner before the stay and property manager while we were there was very helpful.

Roc E Mar is breathtaking and certainly one of the most special places my husband and I have stayed. The views are spectacular. As soon as you walk through the front door you see nothing but a vast ocean. Through the large window, you can enjoy watching the rolling waves and the surfers from afar. The pool is gorgeous! The home is spectacular inside. The furnishing are nice and the kitchen modern with everything you need to cook or grill. Sidewalks make it easy to get to the beach and the nature trails from the villa. Gustavia and St. Jean are only a short drive away. I would suggest renting a car while you’re on the island. Our family of five enjoyed 10 days over the holidays. We could not have been more happy with our vacation. The villa is everything described and more. The views are incredible, the space is nicely laid out so everyone had plenty of room and their own space. The kitchen has everything you need for making meals at the villa. Allan the property manager was amazing, met us at the ferry and brought us to the house and showed us around. The house has three master suites, perfect for 3 couples or a family. Pool and view was incredible. We grilled out a couple of nights and the house is equipped with everything you need. Location was perfect. Highly recommend and we can’t wait to return

This is one of the nicest vacations and villas we have had. The manager. Allan, met us at the ferry and went with us to the car rental agency. He then took us to the property and explained things to us. He also checked on us periodically and immediately addressed any issues. The property is beautiful, clean, and has beautiful ocean views. We arrived in the evening to the wonderful Villa Roc e Mar, we immediately felt comfort in having arrived at such a beautiful home and settled in nicely. The sound of the waves and wind was spectacular, in the morning the panoramic views of the sea and surrounding areas took our breath away. We continued to appreciate them everyday of our stay. We loved the design of the house, each bedroom offers privacy and perfect comfort. Roc e Mar is very well appointed and are grateful to Goran for also having arranged a crib, high chair and baby monitor for us to use during our stay. This was probably my 20th time on the island and staying at Roc E Mar was my absolute favorite.
This property is a fantastic. Architecturally it is a gem; it was designed with a very keen eye to space and proportion- the views are stunning from inside and out and every piece of furniture, door... is meticulously proportioned and placed. We loved the proximity to the ocean and the practically unobstructed views, it was delightful.
The service was also outstanding. From the owner to the management to the cleaner, totally impeccable.
Leaving the parking area one day there was an American woman waiting outside who said she was dying to stay here and asked our opinion.. of course we told her it was our best experience to date.
I can only give this property and management my highest recommendation. I will stop my accolades now or else VRBO clients will book it out such that I won't find any more availability :-) Submitted Nov 21, 2018

The views are stunning, the house is absolutely perfect, and every need we could possibly have was met while there. The villa is set in a very quiet part of Toiny, so for those who love peace, tranquility and only the sound of water and seagulls, this is the place. Plenty of room to spread out individually or to gather as a family. Fun to watch the baby goats up on the hillside in the mornings - an added treat! This villa was fabulous!! It was 2 couples and all 4 of us could not have been happier with Roc E Mar. It is modern and sleek yet very comfortable will all the amenities you need to make it your home away from home. The views from the infinity pool were mesmerizing and the location of Toiny was spectacular. Also, the correspondence with Goran was excellent as he answered any questions in a very timely fashion. We were lucky enough to stay at Roc e Mar and what a fantastic place. The villa is even better than the pictures, if you can imagine. Allan (the villa manager) and Gladys (the housekeeper) were fantastic and attended to our needs. Allan met us at the airport and guided us to the villa and also handled a few other miscellaneous items for us during our week stay like booking us taxis large enough to handle our group and making sure we were taken care of at restaurants we had reservations for in Gustavia.
The location is on the quieter side of the island but it's an easy drive to the beaches and Gustavia. It's also an easy walk to Hotel Le Toiny for dinner and drinks. There's a little store not too far away that had all the items we needed at various times during our stay. The villa itself has everything you need - the kitchen is well equipped, there are TVs in every room with US satellite, and the villa has a great sound system with both indoor and outdoor speakers. The pool is actually bigger than it looks in the pictures as well. The beds were comfortable and toiletries were provided in all the showers. Gladys even switched out the provided beach towels for fresh ones more than once during our stay.
I can't recommend this place enough. The owner was very responsive with some pre-booking questions we had as well as putting us in contact with Allan before we arrived to handle a few things we needed before getting to the island. This place has inspired me to actually sit down and write a full review. We are a family of 5, 2 adults and 3 kids ages 10, 13, and 15, stayed at the villa for one week in Feb.
The location is spectacular - infinity pool virtually transforms you into the ocean. Toiny is remote, you have to drive everywhere (you do anyways). The rooms are spacious, the showers always work, the water pressure and the temperature hold throughout 5ppl taking showers at the same time. Kitchen is fully equipped (not stacked w/produce of course), the TV, the indoor/outdoor speakers, the bedding and even pool towels are well thought thru.
The housekeeper is the best ever - very thorough, does her job well,not chatty and respectful. Then there's the concierge, Alan. He is fully available to book dinners, answer any questions, or walk you thru the complexity of 6(!) remote controls for TV, at any time of day or night - response time is impressive by any standards let alone Caribbean.
Other interesting facts - the outdoor shower in master bedroom is "interesting". My husband was the only one adventurous enough to use it - was pretty cold. Not sure what happens when it rains :). Open showers (I.e. no doors between the shower and the bathroom) were totally fine by us, but not for everyone I assume.
None of it matters though because the overall experience was the best island experience we've ever had (and yes we are very well travelled). We are lucky that Goran has opened up the doors of his house to us and other travelers - and we certainly hope we will visit again.Submitted Feb 27, 2017

My husband and I visited St. Barths for the first time on our honeymoon. We chose to stay at Roc E Mar after quite extensive villa research and were so very pleased with our choice!
From a customer service perspective, we could not have felt more taken care of. The owner, Goran, was a pleasure and helpful to communicate with through the booking process--even recommending his preferred car rental company which offered us a discount on our Jeep rental. Upon arrival, we were greeted at the dock by the new Villa Manager, Allan, who kindly escorted us to the Villa and gave us a tour. Allan remained a helpful resource throughout the week and was available whenever we reached out to him via text for local insight/advice. The housekeeper, Gladys, was also very pleasant and thorough. She cleaned the house, changed the sheets, washed bath and beach towels, and did the dishes every day (except Sunday) of our 7-day-stay.
The Villa itself was modern, clean, accessible and lacked nothing. The view of the Toiny coast was simply breathtaking and unbeatable. The kitchen was so fully equipped that we made dinner "at home" two of the nights, including use of the outdoor Weber grill. The technology/electronics are all wonderful, including Dish TV and a fabulous Bose speaker system that can be listened to in/outside as you like. We only used one of the three bedrooms but Gladys showed us the other two (because we may very well be back to visit Roc E Mar again!) and all are large in size with their own bathrooms and impeccable views.
We are so happy that we chose to stay at Villa Roc E Mar and highly recommend it for a romantic retreat, friend-cation or family vacation. Submitted Jun 13, 2016

Our family of four thoroughly enjoyed staying at Roc e Mar. The villa comes with every modern amenity imaginable. What's better is that everything works! Situated on the Toiny coastline, there is always a refreshing breeze to keep you comfortable - even the middle of the summer. By St Barts standards, the pool is very large and while lounging in it you can watch the surfers down below. Despite being on the far end of the island, you are never more than 15 minutes from Gustavia or St Jean. Try the high road through Grand Fond as a short cut. From the villa, there are two excellent hiking options. Head south past the Nureyev House about a half mile and you'll come to the trail head that takes you to the natural pools. Or head north a shorter distance. Go along the beach, past the surf break and then up and around to the rugged Toiny Point. You are more likely to see a goat than another human. The views are spectacular. If you are feeling less ambitious, just stroll down to the beach below the villa - it is a beachcombers paradise. The owner, Goran, was very courteous and professional. His support team at the villa provided excellent, unobtrusive service. He has thought of everything including having the property sprayed for mosquitos. We have stayed in a dozen or so VRBO properties and Villa Roc e Mar is by far our favorite. Submitted Jul 15, 2015

The setting of Roc e Mar could not be more strategic. It is conveniently just off the road but yet feels absolutely private, with stunning, uninterrupted views of the ocean that can be enjoyed from all rooms. The floor to ceiling windows, and sliding doors allow for open plan indoor/outdoor living that is perfect for entertaining and families, yet privacy can also be easily achieved. The bedroom and bathrooms are spacious, comfortable, modern and clean- with an outdoor shower in the master bedroom! The sound of the crashing waves and breeze allows for a most blissful sleep. The kitchen, grill, indoor and outdoor dining spaces allow for easy meal prep and entertainment at home- and trust me you'll never want to leave Roc e Mar with its beautiful views and infinity pool, so its nice to not have to. When you want to leave there are great hikes in the area and tons of magnificent beaches to explore. St. Barths is a spectacular getaway and Roc e Mar is the place to stay! Submitted Jul 18, 2015

Located on the quieter "savage" side of the island, Roc e Mar is an exclusive, private getaway. The gorgeous, well-appointed home comes with style, three spacious bedrooms, and every convenience. Though a short walk to the beach and several excellent hikes (don't miss the baths, also called "the washing machine," nearby!), it's tempting to spend all day by the large infiniti-edge pool. The sliding glass doors of the expansive kitchen-dining-living-room area blur the lines between indoor and outdoor space. Inside, the decor is elegant, comfortable, and modern; outside, seating is plentiful, the scene is quiet, and the views don't get any better (sunsets are out-of-control beautiful). I first got in touch with Goran the house owner, he remained available at all time answered to all my questions about the house, the payment... and kept me very confident. I decided to book the house from Dec 11th till the Dec 20th for my family and I, we were 6.
When we first got there, it was with the last flight from SXM... so it was getting dark by the time we got to the house, Cedric, the villa manager there, took good care of us from the beginning till the end, Cedric come and met us at the airport and helped us with our bags (we had 6 big bags), once we got our rental cars, we followed him to the house.
It takes about 10-15 minutes from the airport, the drive is short and it's worth it since the house is on the wild side of SBH, a few minutes before getting there you will drive along the ocean with an incredible view. The house is perfectly located, even if for sure you will need to rent a car to go around the island. The first day we got to the house, it was dark since we had a late flight. You can easily park 2/3 cars if you come with friends. The house at night is incredible, and perfectly decorated, lighted stairs to access the house with a water wall also lighted. Inside the decoration is what you see on all the pictures, it perfectly matches your expectations you can have in watching the house pictures.
It's a 3 bedroom house, the master room is huge (compare to my apartment in Paris) with an outside shower, but no worries you have full privacy while you are taking your shower under the sun or at night. The 2 other bedrooms are outside, separated from the main part of the house, right next to the swimming pool. Both room have a private shower and toilets. The pool size is large and compare to what you can find in SBH, the pool is actually quite big, with a 180 degrees view on the Caribbean ocean. One more important thing, the barbecue, i did cook all the time on the bbq, it's a Weber one... i really enjoyed it a lot. Every day but sunday, Gladys, the housekeeper, cleans up everything, get you towels... As I indicated earlier, Cedric remains available at all time and he is very careful towards any of our attentions, I used to communicate with him via emails...If you are looking for a stay with your friends, family or even if you want to rent the house for a romantic getaway, it would become a perfect choice, i def recommend it.
